The decision framework
- Is the map pin exact or approximate?
- Which services are included in the quoted rate?
- What is the complete payment schedule?
- What are the cancellation and refund terms?
- Is the pool private, heated and available all season?
- What are the bedroom and bathroom configurations?
- Is daily housekeeping included, optional or unavailable?
- How does check-in work after a late flight or ferry?
- How many cars can park at the property?
- Are children, pets or events subject to special rules?
- Which parts of the property are overlooked by neighbours?
- Who is the contracting party and who handles issues during the stay?
Use the villa as a base, not a checklist
The most expensive or most photogenic villa is not automatically the best match. The stronger choice is the one that reduces friction for the group: sensible transfers, bedrooms that fit the party, the right amount of privacy, and clear commercial terms.
